The September 2014 issue of Insights saw United Kingdom based Inogen Associate, Delta-Simons, reporting on the delivery of significant European projects for SEGRO European Logistics Partnership Sarl (SELP), with due diligence support on 44 industrial and commercial assets across mainland Europe, delivered with Inogen Associates Antea Group and HPC Consulting.
Further transactional activity by SELP and SEGRO plc has seen Delta-Simons appointed on a further 47 assets across France, Germany, Spain, Italy, Netherlands, Romania and the Czech Republic.
Services have again included:
- Detailed site audits following guidance contained in ASTM E 1527-13 (no sampling) and BS10175:2011.
- Intrusive investigations at selected properties to further assess identified risks and to provide development related data for budgeting purposes.
- ICPE audit focus for properties in France.
- Project management and financial risk reporting to identify capital and operational expenditure considerations.
- Ongoing portfolio management to address risks and/or improve asset value.
Projects have been delivered with support from Inogen Associates Antea Group and HPC Consulting. Many properties have been identified by the client for redevelopment and represent ongoing project opportunities for the Inogen Alliance.

Proposals are currently with the client for a further eight project opportunities, which builds upon and consolidates the business pipeline going forward.

In addition to the work being delivered for SEGRO, Delta-Simons has also acted as lead environmental consultant on a large retail-led development scheme in Milan, Italy. Shopping Center developer Westfield and its joint venture partner Gruppo Stilo, are planning to create one of Europe's retail destinations integrating luxury retailers with leisure and dining facilities on a 60-hectare site adjacent to Linate airport, Milan. Over the past 12 months, Delta-Simons has been commissioned by Westfield to undertake a series of environmental assessments to fully quantify risk and liability in the ground, ahead of the proposed demolition and redevelopment works commencing. The project field work, assessments and reporting have all been expertly completed by Inogen partner HPC Italy, with current commissions now being issued directly to HPC by Westfield. Work continues and the scheduled delivery date for the completed development is 2018.
